Freddie Mac put the 30-year fixed rate at 7.40% on October 8, 2026. That is a real cost. Yet buyers kept buying.

The Real Estate Data Aggregator counted 768 homes sold across ZIP codes 29401, 29464, 29403 and 29466 in the three months ending August 31, 2026. That is up 10% from the same months a year earlier. Rates above 7% slowed some buyers nationally, but not here.

Nationally, the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. The Primary market moved the other way. That gap matters if you are thinking about selling.

Supply is tighter, and buyers are still writing contracts

The Real Estate Data Aggregator shows 792 homes for sale across the Primary market, down 2.8% from a year ago. Fewer homes available, more homes sold. That combination tells you demand is real. Pending sales were up 3.8% year over year too, so the pipeline looks solid heading into fall.

Realtor.com reported that active listings nationally were up 6.7% from a year ago as of October 8, 2026. The Primary market is tighter than that national picture. Less competition for sellers here.

What rates above 7% mean for this market

Freddie Mac put the 30-year fixed rate at 7.40% on October 8, 2026. The 15-year fixed was 6.73%. Those are real numbers that affect what buyers can afford.

Realtor.com reported that mortgage rates surged nearly 40 basis points in September 2026. That kind of move can shake buyer confidence. But the Real Estate Data Aggregator shows 708 pending sales across the Primary market, up 3.8% from a year ago. Buyers are still going.

The National Association of Realtors reported that existing-home sales are up 1.6% year-to-date through the first eight months of 2026 nationally. The Primary market's 10% rise in sales is well ahead of that pace.

In short
  1. Rates are high.
  2. The Real Estate Data Aggregator still counted 768 homes sold across the Primary market in the three months ending August 31, 2026, up 10% from a year earlier.
  3. Supply is down.
  4. Pending sales are up.
  5. The market is moving, just not in every ZIP the same way.

One street can read very differently from the ZIP code around it. The numbers above cover wide areas. Your block may be tighter or slower than the ZIP average suggests.
